For the first time in more than two years, the average list price of homes for sale in Salt Lake County is up compared with the previous month. Right now the average list price of homes for sale in Salt Lake is $307,096. Last month the average list price was $305,915. The current median list price is $229,900, while last month it was down to $226,900. This is a definite sign that the Salt Lake Real Estate market is recovering.
While the price of homes for sale is currently up, the average price the homes that sold in Salt Lake last month is substantially down. March’s average sold price was just $222,048, down 14.6% compared with a year ago. March actually had the lowest average sales price for a single month since January of 2006.
Home sales in March were also substantially up compared with the previous months. 949 residential homes sold in Salt Lake county during March. This is a 36% increase compared with February. It also represents a 26.3% increase compared with March sales of 2009.
Midvale Utah homes sale was up 40.74 percent from 19 homes sold last year, as shown in the graph.
Recently, there are 197 homes on the list, 51 have gone under contract. Average homes sold last month had four bedrooms and two bathrooms features.
The original list price declined from $189900 to $178500.
The numbers are just good in West Valley City Real Estate for its monthly sales increased 45.5 percent in the market. The home sale numbers for March went up to 77 from 42 sold homes made during February this year.
In terms of year over year change of sales, it drifted up 35.06 percent from 50 homes sold in March last year. The median sold price went down to $157000 from $172500 of March 2009. These market conditions also gave a 8.39 months of inventory which resulted to buyer’s market in West Valley City Utah Homes for Sale.
There are 646 actively listed properties of which 137 went under contract in West Valley City Utah Real Estate.
Currently, West Jordan Utah Real Estate gained good numbers for the month of March in the real estate market. The monthly sales rocketed up 39.6 percent and sold out 106 homes from 64 sold homes of February this year.
The median sold price went down to $195000 from $208250 of March last year while the year over year change of sales went up to 22.64 percent in the market. So far, there are 795 active listings of which 230 went under contract in West Jordan Ut Homes For Sale.
The months of inventory reached 7.50 which means that it is buyer’s market wherein houses will be in long periods in the market and prices will go down. Home buyers are expected to rise in the coming months just to beat the end of tax credit in the market.

Magna Utah homes sale was up by 55.17 percent in March 2010, compared to 13 homes sale the previous month. It also went up 13.79 percent over last year of the same month. Currently, Magna homes have 196 active listings and 71 went under contract.
There was a decline in original list price from $152500 to $130000.
Average homes sold in March had four bedrooms and three bathrooms features.
From a total of 5 homes sold last year, Kearns Utah Real Estate was up 61.54 percent in March 2010. Currently, there are 112 new and active homes on the list.
There was also an increase of 69.23 percent on homes sold in March compared to February 2010.
The original price declined from $159900 to $147500. The median homes sold price also went up from $91500 to $147500 and had four bedrooms and two bathrooms. Thirty-three properties went under contract.
Riverton Real Estate performed well on its home sales last month. The numbers climbed up 32.56 percent based in a year over year changed of sales. Around 43 homes were sold during March 2010 which is higher by 14 more homes compared with March last year. Also, its monthly change of sales rocketed up to 51.2% from 21 homes were sold during February this year.
The median sold price was down to $255000 from $267000 of March last year. As there was a balance in the real estate market, Riverton has 7.0 months of inventory with a median dollar per square foot of $84.77.

It was a tough performance for Salt Lake City Real Estate as its condo complexes sales increased 6.25% in the market. There are 48 condo complexes sold in Salt Lake Utah Homes which is higher by 3 more homes sold compared to March last year.
As of the moment, there are 620 active listings for condos for sale of which 73 went under contract in the market. The median sold price last month was down to $149,370 from $204400 of February this year.
